Hong Kong New World Tower Office Building Delivery Standards

系统配备

  • 消防喷淋\烟感报警系统： 所有烟感、明装式喷淋、手动报警器、警铃、消火栓、防火排烟系统已按消防要求安装到位；所有涉及该系统的修改或增减施工须由发展商指定之承包商进行，费用由租户自行承担。

  • 空调系统： 风机盘管及其水系统和风系统已安装到单元内，新风管也接驳到位。业主另行提供出风口和回风口，由租户自行安装。
  • 电气系统： 三相五线供电之楼层电表房，电表房至租户单元之电缆，施工由发展商指定之承包商进行，费用由租户承担；每平方米租赁面积提供为50w的电量。所有涉及该系统的修改或增减施工须有发展商指定之承包商进行，费用由租户自行承担。
  • 电梯：分区设置，每层有数量不等的垂直升降梯提供便捷的服务。
  • 电视：开路电视和卫星电视的复合信号至楼层管井，所有涉及该系统至管井的布线及接驳由租户自行设计及安装，费用由租户自行承担：（以提供端口信号数量为计价单位）。
  • 电话系统：每租赁面积40平方米提供一条电话线。从电话竖井至租户总机入口端由租户自行设计及安装，费用由租户自行承担。
  • 保安监控：在车库、办公楼入口、电梯轿厢均装有监控摄像机。
  • 公共广播、消防广播：所有公共区域，走道及消防逃生楼梯都装设带有消防广播功能的公共广播。
  • 巡更系统：大厦布置有合理的巡更系统，以确保安全。每层均设有数量不等的巡更点。

 System Equipment

  • Fire spray/smoke detection alarm system: All smoke detection, surface spray, manual alarm, alarm bell, hydrant and smoke exhaust systems have been installed in place according to the standard fire control requirements. Any modification and addition or reduction work to such system must be conducted by contractors designated by the developer and the lessee shall be responsible for the cost thus incurred.
  • Air-conditioning system: Fan-coil and its water and wind systems have been installed in each unit, and new wind pipes have been connected in place. The property owner shall provide additional air outlets and inlets to be installed by the lessee.
  • Electrical system: Three-phase five-wire electric power is supplied up to the floor meter room. The wiring to the leased unit shall be done by the contractor designated by the developer and the lessee shall be responsible for the cost. Each square meter of leased area is supplied with fifty (50) W of electricity.  Any modification and addition or reduction work to such system must be conducted by contractors designated by the developer and the lessee shall be responsible for the cost thus incurred.
  • Elevators: Elevators are installed in variable numbers depending on the building sections, providing easy and convenient access to each floor.
  • Television: Composite signals for open circuit TV and satellite TV are provided up to the floor tube well. All wiring and connection to the tube well concerning such system shall be designed and installed by the lessee, who shall be responsible for the cost (calculated by the number of port signals supplied).
  • Telephone system: Every 40-square-meter leased area is supplied with one telephone line. The lessee shall be responsible for the design and installation of telephone wiring from the tube well to the lessee switchboard intake port, and for the cost thus incurred.
  • Security surveillance: Surveillance cameras are installed at the underground parking lot and office building entrances, and in the elevators.
  • Public broadcast and fire prevention announcement: Public broadcast systems with fire prevention announcements are installed in all public areas, corridors and fire escape stairways.
  • Patrol system: An effective patrol system is set up in the Tower to ensure safety. There are patrol spots in variable numbers on each floor.
